Function
A single-function tall building is defined as one where 85% or more of its usable floor area is dedicated to a single usage. Thus a building with 90% office floor area would be said to be an "office" building, irrespective of other minor functions it may also contain.

A mixed-use tall building contains two or more functions (or uses), where each of the functions occupy a significant proportion of the tower's total space. Support areas such as car parks and mechanical plant space do not constitute mixed-use functions. Functions are denoted on CVU "Tallest Building" lists in descending order, e.g., "hotel/office" indicates hotel function above office function.

Both the main vertical/lateral structural elements and the floor spanning systems are constructed from steel. Note that a building of steel construction with a floor system of concrete planks or concrete slab on top of steel beams is still considered an “all-steel” structure as the concrete elements are not acting as the primary structure.

All-Concrete
Both the main vertical/lateral structural elements and the floor spanning systems are constructed from concrete which has been cast in place and utilizes steel reinforcement bars and/or steel reinforced concrete which has been precast as individual components and assembled together on-site.

About Kobra Business Center

This business center complex is located in the heart of the city of Novosibirsk, in an area of historical and architectural significance. Due to its close proximity to numerous local architectural monuments, the building was designed with a dual face façade which allowed the first four floors to be designed with a sensitivity to the historical context, while the upper floors take on a modern all-glass style.

The ellipsoid form was chosen for the project to help keep heat losses minimized in response to the severe demands of the Siberian climate, with temperatures dropping to -39°C in winter (-38°F).

The layout of the Business Center is aimed at small and medium-sized business enterprises. Thus the average area of office module is about 100 square meters (1,076 sq ft), including modern lavatory units with public areas such as corridors and halls designed to take up minimal floor area. The complete set of service areas includes ground and underground parking, and a café. The tower finalizes the composition axis of Dimitrova avenue and is visible from everywhere in Novosibirsk .
